A Schedule of Condition was prepared at that start of your tenancy and the property is to be returned to the landlord in no worse condition allowing for fair wear and tear. In certain circumstances we can agree to tenants carrying out redecoration at their own cost. Please contact us for details.
Your tenancy agreement prohibits keeping any pets on the premises. In certain circumstances we can agree to tenants keeping a pet. Please contact us for details.
Usually yes. This is covered by your tenancy agreement. Blockages to sinks and toilets will usually be the tenant’s responsibility to unblock. In the case of external drains, the answer depends on property type. Generally, in blocks of flats communal drains are responsibility of the block management company or freeholder. This might be Perseus or it could be a third party where we own your property under a lease. If you are unsure, please contact us.
This will usually be due to condensation and is an effect of lifestyle choice. Damp and mould can usually be remedied by improving ventilation and heating. Please read our factsheet for dealing with problems associated with condensation here.
Yes. Under your tenancy agreement you are responsible for eradication of vermin in the premises. Some Local Authorities offer a free service. There are also private contractors such as Rentokil.
This will depend on the terms of your tenancy agreement. We are updating and modernising our contracts to place the responsibility on tenants to repair or renew parts required to ovens, hobs and white goods provided by the landlord. Please refer in the first instance to your tenancy agreement. If you still remain unsure who is responsible, please contact us.
Provided the tenancy has been conducted in a satisfactory manner this will usually not be a problem and we will be happy to renew with you for a further period. Your rent will rise by inflation as a minimum or to current open market rental value if this is higher. You will not be charged any fee for renewal.
